VACATION RENTAL CONTRACT Please complete this form in its entirety and mail it along with the Security Deposit to:

Box 511181 281 5th Street Key Colony Beach, FL 33051 We will hold your reservation in tentative status for a period of two weeks from the time of verbal commitment to allow you sufficient time to deliver. The Security Deposit of $1000 should be in the form of a cashiers check or money order. Should you decide to cancel your reservation, the deposit is fully refundable upon demand if requested 60 or more days prior to the date of your arrival. The Security Deposit will otherwise be returned to you by mail within two weeks of your departure. In the event of unnecessary or negligent damage to the property, abuse to the property or the need for unusually excessive cleaning, you will be held liable for the costs associated with labor and materials to return the property to its original state. Hurricane Provision In the event that a hurricane is forecast during your stay you may cancel the reservation for full return of deposit. If your vacation is cut short or your arrival is delayed, your rate will be pro-rated to reflect actual time used. This agreement also states the following: 1. No more than ten guests will occupy the property unless otherwise permitted by Key Colony Vacation Rentals LLC. in writing. 2. Pets are permitted upon request at a charge of $200 per pet and you should note that we do not permit more than two pets. This fee will be added to the cost of your reservation as Pet Charge. If pets are found on the premises without prior permission, a fee of $200 per pet will be automatically subtracted from your security deposit without explanation. 3. $100 will be subtracted from your security deposit for failure to meet the garbage pick up schedule prior to your departure. Garbage pick up schedules are posted in the kitchen of all homes along with preventative guidelines. Can liners are provided at each property, please use them. 4. We reserve the right to evict in the event that the police are called to the property. If we deem eviction necessary, we will refund unused time on a pro-rated basis. We will not consider eviction without recommendation by local Police in this circumstance. 5. The Tenant as signor by contract, or any guests of said tenant, or other occupants will not hold the Landlord or Key Colony Vacation Rentals LLC., liable in the event of personal injury or death sustained at the property or within the property. 6. The Tenant, Guests of Tenant or any other occupants will not make any adjustments to pool valves, pool settings or any pool equipment. If you are having problems operating the pool, you can contact us to rectify the situation for you. 7. Quiet hours are after 9 pm in Key Colony Beach and 10 pm in marathon. Our properties are located in fine residential neighborhoods. We demand that our tenants respect these guidelines by keeping noise outside of the home limited to a reasonable level during quiet hours. 8. You will be allowed no more than one boat and one trailer at any of our properties. We will permit one additional boat and trailer at our Marathon homes with prior written approval. 9. A maximum of 4 vehicles will be allowed at your vacation home. No exceptions will be made to this policy. Binding Effect The provisions of this lease shall be binding upon both parties upon the signing of this contract by tenant and receipt of deposit and signed contract by Key Colony Vacation Rentals LLC Fill out the form and "Submit". The rental Agreement will be immediately emailed to you.
